A water heater usually gives you some warning before it quits. Catching the signs early means you can replace it on your schedule, not after a flooded garage.
1. It's more than 10 years old
Look for the date on the label on the side of the tank. Most tank water heaters last 8 to 12 years.
2. Rusty or brown hot water
If only your hot water looks rusty, the inside of the tank may be rusting. That often comes before a leak.
3. Popping or rumbling sounds
Minerals in the water settle at the bottom of the tank and harden. When the water heats, it bubbles up through that layer and makes noise. It also makes the heater work harder.
4. Water around the base
Even a small puddle is worth checking. It could be a loose fitting, or it could be the tank itself.
5. Hot water runs out fast
If showers are getting shorter, a heating part may be failing, or the tank may be full of buildup.
6. It needs repairs more and more
If you've called for repairs twice in a year, a new water heater may cost less in the long run.
