7 Signs You Need a New Roof (Not Just a Repair)

A roof doesn't last forever. Most asphalt shingle roofs in Tennessee last about 20 to 25 years. But age isn't the only clue. Here are the signs we look for during an inspection.

Signs it may be time to replace

  • Your roof is more than 20 years old
  • Shingles are curling, cracking, or missing in many spots
  • Lots of granules in your gutters, like coarse sand
  • The roof line sags or dips
  • You see daylight through the attic boards
  • Leaks keep coming back in different places
  • Dark streaks and moss cover large areas

When a repair is enough

If your roof is fairly young and the damage is in one small area, a repair often makes more sense. A few missing shingles after a windstorm or a leaking pipe boot can usually be fixed in an hour or two.

Why we tear off the old roof

Some roofers put new shingles right over the old ones. We don't recommend it. Tearing off the old roof lets us find and fix soft wood underneath, and the new shingles last longer on a flat, solid base.

Check your attic

On a sunny day, take a flashlight into your attic. Look for water stains, damp insulation, or light coming through. These are early warnings worth a closer look.
